The same layout can swing widely depending on cabinetry, tile, fixtures, and flooring. Your selections drive a large share of the total.
Permits and structure
Moving load-bearing walls, altering egress, or changing the footprint brings permitting, engineering, and inspection into the cost.
Access and site conditions
Stairs, tight lots, occupied buildings, and limited parking all affect labour hours and how the work has to be staged.
Scheduling
