Why we quote a range, not a number
Condition behind the walls
Rot, outdated wiring, failed plumbing, or water damage only show up once we open things up. We price what we can see and flag what we can't.
Materials you choose
Our rates cover labour and standard materials. Upgraded tile, cabinetry, and fixtures are priced at cost on top.
Permits and structure
Moving load-bearing walls, altering egress, or changing the footprint brings permitting, engineering, and inspection into the cost.
Access and site conditions
Stairs, tight lots, occupied buildings, and limited parking all affect labour hours and how the work has to be staged.
Minimum call-out
Small repairs carry a minimum visit charge that covers travel, setup, and materials. Bundling jobs into one visit is almost always cheaper.
Insurance scope
On claims, the covered scope is set between you and your carrier. We document thoroughly and build to the approved scope.
